Where to Start
Embark on your journey with confidence by starting with the right foundation: selecting your builder. Your builder will be your trusted partner throughout the entire process of building your dream home, making it essential to choose them first before picking a lot.
At Sage Creek, all lots are purchased directly from the builder. If you have a particular lot in mind and that lot is already owned by a builder, you must use them to build your home. Your builder’s agent can help you select a lot from the ones they own, or can access any that may still be available to purchase from Qualico Communities, the developer.
If you’re just starting to explore builders and lot options, a builder’s agent is often your best source of information. Based on your needs and wishes, they’ll provide you with their lot availability, prices and sizes, and give you an idea of what the total cost will be to build your new home.
Finding the Right Fit
Contact a builder by phone or explore their websites to get an idea which builders may be a good fit. An in-person visit can be even better, as it gives you a chance to speak to an agent directly. Visiting our show homes allows you to explore multiple builders and home styles at the same time, since they’re often conveniently located on the same street or block. This way you can speak to an agent directly and really get a feel for what they’re like to work with, as well as the flow and layout of a home.
What Happens Next
Once you’ve established your new home budget, you can work with your chosen builder’s design team to select the ideal materials and finishes for the interior and exterior of your home. Builders can be an excellent resource on financing options, and have in-depth knowledge of the local services, community amenities and even resident groups.
Types of Builders
There are two types of new home builders in Sage Creek – Premium & Custom. Each builder has a different style, offering and approach to home building. You can learn about their building process, construction techniques, use of new materials and technology, and trends in design by speaking with them and touring their show homes.
Qualico Communities has taken care to provide a selection of reputable builders for each area of the community, each of whom is also well-versed in Sage Creek’s architectural guidelines.
Premium Homes
Lot sizes are typically 36′ to 44′ wide with varying depths, depending on location.
Premium bungalows start at 1,350 sq. ft. and two-storey homes start at 1,700 sq. ft.
Custom Homess
Lot sizes start at 46′ wide with varying depths, depending on location.
Some lots back onto park space or wetlands and may allow for walk-out basements.
Custom bungalows start at 1,500 sq. ft. and two-storeys at 1,800+ sq. ft.
Premium & Custom Courtyard Homes
These are more compact lots with welcoming front entrances and rear lane car access. Garages can be attached or detached, and accommodate 2 or 3 cars, depending on lot type. To learn more visit Courtyard Homes.
All home builders in Sage Creek must be members of either the New Home Warranty Program or the National Home Warranty Program and must be certified by the Construction Safety Association of Manitoba.
Lots & Location
Your lot size and location can impact your home’s floorplan and elevation, while also pin-pointing your ideal setting within the community.

Consider Buying a Spec Home
A ‘spec home’ is another option you may see available on the Sage Creek lot map.
Also known as a ‘quick possession home’, a spec home is either a premium or custom home that a builder has finished building, or that is currently under construction. Builders often create spec homes to showcase new floorplans, design features or even a particular lot. This can be a great alternative for prospective new home buyers who prefer to see a floorplan in person, or who may require a faster possession date and don’t mind starting with some – or many – of the home’s features set in place.
Future Lot Releases
Sections of communities are built-out in stages. Talk with your builder if there is a specific area or lot type you are interested in. They can inform you when new lots become available that match your requirements and can be ready to act quickly and purchase one for your new home.
